Olde Naples Hotel officially opened on Third Street South, marking the arrival of one of the most anticipated luxury boutique hotels on Florida’s Gulf Coast. The 109-room property welcomes its first guests in the heart of Naples, just steps from Third Street South and one block to the beach. Part of Opal Collection – recently recognized among Travel + Leisure’s Top 25 Best Hotel Portfolios in the 2025 World’s Best Awards – and designed by global firm Hart Howerton, the hotel draws from the legacy of the original 1889 Naples Hotel, which was built on this site, reimagined as a modern-day gathering place rooted in the spirit of Old Naples.

With its opening, Olde Naples Hotel brings renewed vibrancy to one of the city’s most iconic neighborhoods. While newly built, it draws directly from the scale and character of Old Naples. From the landscaped courtyard to its rooftop pool and beautiful dining room, the inviting atmosphere creates a natural rhythm between relaxation, social connection, and the distinct appeal of Naples.

“Old Naples has always had a strong sense of place, and we wanted this hotel to carry that forward in a way that feels natural today,” said Olde Naples Hotel General Manager Laura Radler. “The hotel is designed to feel connected to its surroundings, while offering a new experience that’s social, approachable, and easy to step into. Spacious guest rooms and suites reflect the charm of Old Naples’ cottage homes, interpreted through a more polished, residential lens. Interiors layer vintage patterns with clean finishes and subtle coastal tones, creating spaces that feel relaxed yet considered. Architectural details echo the neighborhood, from dormered rooflines to lofted wood ceilings, with a palette of soft whites and blues that ties back to the Gulf just one block away.

“The approach to Olde Naples Hotel started with understanding how the original hotel engaged the public and functioned as a center of activity,” said Tim McCarthy, Principal at Hart Howerton. “That informed a series of design decisions, including setting the building back from the street to maintain the presence of neighboring historic buildings, breaking the massing down to reflect the vernacular scale of surrounding cottages, and organizing the plan around a central courtyard that extends activity from historic Third Street South into the site.”

At the top of the hotel, a rooftop pool introduces a retro-inspired escape above the historic district, with shaded cabanas, and sunset views that stretch toward the Gulf just one block away. It is both a vantage point and a destination, reinforcing the hotel’s connection to its coastal setting.

A full-service spa and fitness center provide a quieter counterpoint, while thoughtful amenities such as bicycles, beach chairs, umbrellas, and a complimentary shuttle make it easy to move between the hotel and the beach just one block away.
